The Challenge

Kiwa Fire Safety Compliance (KFS) was asked to conduct fire risk assessments within selected resort buildings. The buildings and resort were fully operational which made the work more challenging.

Another aspect was supporting during the construction (and pre-occupation) of a Grade II listed building. The building was being converted for use as a restaurant and to a tight deadline.

Finally, KFS had to review any issues identified during the construction phase and pre-handover and check the fire risk assessment when operational.

The Solution

KFS developed excellent working relations with Bluestone staff, including individual location managers and the Head of Health & Safety. Effective communication was key in the planning and facilitation of the works sitewide.

The engineers drew on their knowledge of regulatory requirements and the fire strategy from the construction phase, as well as referring to Kiwa reports from previous site visits.

A pre-occupation fire risk assessment (which identified deficiencies and outstanding work) and a fire risk assessment report (that incorporated previous findings) was created. KFS experts used their insight and knowledge from the construction phase to deliver a thorough report with recommendations.

The Outcome

The fire risk assessment programme of works was successfully completed across the site, with any remaining risks identified.

Due to the visits KFS engineers made before and during the construction phase, deficiencies were rectified before the fire risk assessment was carried out upon occupation. This enabled the launch date to go ahead as planned.
